Naugaon, the next best Real Estate destination near Delhi-NCR

Naugaon (Alwar, Rajasthan): Post the Covid-19 pandemic there has been a rise in the public demand for farmhouse-lifestyle filled with self-grown organic veggies, fresh air, clean underground-water, peaceful coexistence, and above all a destination which one could boast of for a long-drive-cum-holiday-destination. All these parameters fully fit-in at Naugaon, a suburb adjacent to the Delhi-Mumbai Expressway located in Rajasthan.
A thing that makes it all the more special, and a first-love for farm-house hunters, is the ease of change of agriculture land into farmhouse-use (or CLU), offered by the Rajasthan state government. Secondly, located in Rajasthan’s Alwar district, it is just next door to Haryana’s Firozepur Jhirka town, and well-connected from Gurugram, South Delhi and Faridabad, just 80-100 kilometres away.
It all started just two years ago, as soon as the Delhi-Mumbai Expressway became operational. And, appreciation had been mind-boggling. Those who bought a Bigha (3,025 square yards) of land at Rs. 20-25 lakhs a year ago, today boast/expect (of) Rs. 80-90 lakhs per Bigha…!
“When the prices had reached Rs. 50 lakhs a Bigha, we thought that the prices would stagnate. But, surprisingly the land prices have shot up manifolds here over the past one year,” a local real estate agency told “The Delhi Crown”.
CEO of “Encore Property Management” in Gurugram, Neeraj Singh said, “the price situation of high-rise apartments in Gurugram has been more or less stagnant over the past two months. Undergoing constructions of flats/apartments are full of uncertainties, especially in terms of delivery, and hence, fresh bookings are a sense of a great scepticism. In this scenario, Naugaon is in thing for the investors and those looking for a second-home for short family holidays and organic living. Buying land/farmhouse is always the best form of investment, in terms of safety and appreciation.”

Often dubbed as Gurugram 2.0, Naugaon has suddenly emerged on the country’s real estate map even as hordes of land developers and builders have bought large swathes of land, where farmhouses ranging between 1000-2500 square yards are being developed, with inner roads cutting at right angles and surrounded with lush green trees.
Local people in Naugaon mainly comprise of the Saini community, besides Yadavs, Sikhs, Muslims and other small communities. Land is productive and underground water is of good quality, with no restriction on having a personal bore-well (tube-well).
The other big attraction is RIICO, the Rajasthan State Industrial Development and Investment Corporation, which is soon to develop here a big industrial zone for the Japanese and the Koreans. This development is part of RIICO’s broader effort to foster industrial growth and infrastructure in the state, connecting Neemrana in Rajasthan and Manesar near Gurugram.
Once developed, RIICO’s project would provide an enhanced infrastructure and swift road connectivity to major highways which are a part of the local Master Plan. Presence of RIICO would mainly address the power supply issue in this area.
Those in the know claim that veteran cricketers Kapil Dev and Gautam Gambhir, and a few other political and film personalities have already bought large pieces of land here to satiate their farmhouse feel…!
The newly proposed Burja-Bypass, which would branch out from the Mumbai Expressway, will further greatly improve the connectivity of the Naugaon farmhouse zone.
A famous eating joint chain is learnt to have already bought a large piece of land where it proposes to set up an outlet and a resort for luxury weekend holidays.
